JOB REQUIREMENTS: 171001 Responsible for the largest and most complicated Commercial Real Estate Construction and Corporate loans. Acts a backup supervisor in department when manager is absent. Administers the issuance of Domestic of Foreign Letters of Credit (includes Standby and Documentary) and the processing system which includes status and fee income reports. Responsible for administering with a contracted Bank for processing through that Bank's International Department. Includes resolution of problems related to the Letters of Credit, training staff and writing procedures. Responsible for establishing and maintaining Foreign Drafts issued TCF, and for processing and payment of the Foreign Collection items when due. Receives commercial loan application files, underwriting proposals and Offer to Lend letters for Commercial Real Estate, Corporate Lending and Consumer Loans. Orders title work, appraisals, and surveys, including environmental and flood insurance designation as necessary. Reviews for completeness and general propriety. Discusses and resolves any related special problems with supervisor. Communicates between underwriters, loan officers, borrowers and their legal representatives. Interprets Offer to Lend letters with supervisor and ensures that all required exhibits are secured and reviewed by proper authority. Obtains verbal opinion or interpretation from TCF attorney or title company if question exists concerning possible validity of first lien or other questions regarding a clear title. Reviews title work that has been performed, determines whether a marketable title is obtainable, and reports findings to supervisor. Ensures compliance with TCF Lending Policy, terms of Offer to Lend and underwriting criteria. Reviews all standard and attorney prepared loan documents for completeness and accuracy. Ensures all documents are reviewed by Loan Officer and supervisor for validity and compliance to loan proposal. Upon completion of all documents, meets with supervisor and all interested parties (seller, buyer, broker, attorneys) to effect closing. Ensures loans are closed as soon as possible and within the Offer to Lend period. Represents TCF at closings (along with supervisor for complex loans) and ensures loan is closed as approved per committee loan proposal. Secures all required signatures, checking for completeness and validity of documents, and notarizes such signatures as required. Ensures all documents are recorded as necessary. Makes all required disclosure and disbursement statements to interested parties as required by law or other policies of TCF to preclude future collection of title problems including compliance of all regulatory requirements. Completes post-closing review of loans closed in the Commercial Division and ensures all outstanding items are resolved. Following recording of all documents, secures final opinion from attorney or title insurance policy to protect TCF's lien interest in the property. Ensures document exceptions are followed up and cleared in a timely manner. Coordinates data entry of accurate information into loan system, processes new loan or restructures loan files for the File Room. Ensures all financial statement and insurance ticklers are properly set up. Reports status of loans in process and closed loans in a timely manner. Keeps supervisor advised of any problems or potential problems needing resolution. Must have knowledge of loan terminology and be familiar with structure of loan packages. Maintain a high degree of expertise and working knowledge of real estate law with emphasis on title work, and commercial, corporate and consumer documentation. Excellent organizational skills required. Contributes to development of new procedures and services existing procedures for updates of changes. Ability to communicate effectively and confidently with management, real estate brokers, attorneys and borrowers. Demonstrates ability to work well under pressure and to meet strict deadlines. Ability to independently resolve complex problems.
